Welcome to RawLand AI (“we,” “us,” or “our”), an online marketplace for buying and selling raw land. By using our website or app (the “Service”), you agree to these Terms and Conditions (the “Agreement”). If you do not agree, please do not use the Service.
These terms govern your access to and use of the RawLand AI platform, including all AI tools, listing features, messaging, and buyer-seller marketplace functions.
Your use of the Service is also governed by our Privacy Policy, which is incorporated into this Agreement by reference.
1. Eligibility
- You must be at least 18 years old to use the Service or create an account. There is no exception, because using the Service can involve entering into agreements to buy or sell real property, which a minor cannot do
- By using the Service, you confirm you are legally able to enter into contracts and will comply with all applicable laws in your jurisdiction
- The Service is not directed to children. We do not knowingly collect personal information from anyone under 13, and any account we find to have been created by a minor will be suspended and its data deleted
2. Accounts & Subscriptions
Creating an Account
- To list land as a seller, create an account with accurate information, such as your email and name
- You are responsible for your account security, including your password and any activity performed under your account
- Do not share your login credentials with others
- Provide accurate information and keep it current. We may suspend an account with materially false information

Billing and renewal (expanded)
- All subscriptions are paid via Stripe and renew automatically at the end of each billing period until you cancel
- Monthly plans renew monthly. Annual plans are charged upfront for the full year and renew annually. Annual subscriptions receive a 20% discount
- Your free trial converts to a paid subscription at the end of the trial period unless you cancel before it ends NEW
- You can cancel at any time from your account dashboard in a few clicks. Cancellation takes effect at the end of the period you have already paid for, and you keep full access until then
- We will email you before any price change takes effect, and a price change never applies to a period you have already paid for
3. Using the Service
For Sellers
- You can post listings for raw land including descriptions, photos, acreage, and pricing
- Use our AI tools, powered by OpenAI, to generate listing content, but always review and edit for accuracy before publishing
- Listings must be truthful and accurate. No illegal, fraudulent, or misleading information
- You must own the property you list, or hold written authority from the owner to sell it
- You are responsible for disclosing what your state’s law requires you to disclose about the parcel
For Buyers
- Browse and contact sellers for free. No account required to view listings
- We do not facilitate or handle transactions. All deals are conducted directly between buyers and sellers
- RawLand AI is not responsible for the outcome of any buyer-seller transaction
- Verify everything independently before you send money. Confirm wiring instructions by phone with the title company using a number you looked up yourself, never a number from an email
Prohibited Activities
- Spam, fraudulent listings, or deceptive practices
- Illegal activities or violations of others’ rights, including copyright and privacy
- Posting listings for properties you do not own or have no authority to sell
- Automated scraping, bots, or unauthorized data extraction
- Circumventing the platform to avoid subscription fees, or harassing other users
Reporting a problem listing
If you see a listing you believe is fraudulent, misrepresented, or posted by someone without authority to sell, email support@rawland.ai with the listing URL and what you observed. We review reports and may remove listings or suspend accounts. Copyright complaints follow the separate process in Section 11.
AI Features
- AI-generated content, including descriptions, valuations, and social posts, is for assistance only
- You are solely responsible for reviewing AI outputs before use
- RawLand AI is not liable for inaccuracies in AI-generated content
- An AI valuation is an estimate produced from comparable sales data. It is not a certified appraisal and should not be relied on as one
Violations may result in listing removal, account suspension, or permanent termination without refund.
4. Payments & Refunds
- Subscriptions are non-refundable, except that if a verified technical failure on our side prevented you from using the Service, we will refund or credit the affected period
- We use Stripe for all payment processing. Your card details are never stored on our servers
- Annual subscriptions receive a 20% discount. Annual billing is charged upfront for the full year
- If you cancel before your renewal date, you retain access through the end of your paid period
- For billing disputes or refund requests, contact support@rawland.ai within 30 days of the charge. We would rather resolve it directly than have you dispute it with your bank, and we respond to billing questions within one business day
- Taxes, where applicable, are added at checkout
5. Intellectual Property
Your Content
- Your listings, photos, and descriptions remain your property.
- By posting on RawLand AI, you grant us a non-exclusive, royalty-free license to display, distribute, and promote your listings on the Service.
- This license lasts only while your listing is live, and ends when you delete the listing or close your account, except for copies already distributed in marketing materials or retained in backups, which age out normally
- You confirm that you own or have permission to use every photo and description you upload
Our Content
- RawLand AI’s AI tools, platform code, design, branding, and all site content are our exclusive property
- Do not copy, reproduce, scrape, or redistribute our content without written permission
- Unauthorized use of our intellectual property may result in legal action
6. Liability & Disclaimers
- The Service is provided “as is” without warranties of any kind, express or implied.
- We are not responsible for deals made between buyers and sellers, listing accuracy, property values, or AI-generated outputs.
- RawLand AI does not act as a real estate agent, broker, or financial advisor.
- Our total liability is limited to the amount you paid in your last subscription period.
- We are not liable for any indirect, incidental, consequential, or punitive damages.
- Some states do not allow certain limitations of liability, so parts of this section may not apply to you
Always conduct your own due diligence before entering any land transaction. RawLand AI is a marketplace platform only.
7. Indemnification
You agree to defend and indemnify RawLand AI and its officers, employees, and contractors against claims, damages, and reasonable legal costs arising from content you post, property you list, your use of the Service, your violation of these Terms, or your violation of anyone else’s rights. This includes claims that a parcel you listed was not yours to sell, or that a photo you uploaded infringed someone’s copyright.
We will tell you promptly about any such claim and will not settle it in a way that creates an obligation for you without your agreement.
8. Termination
- You may cancel your account anytime from your dashboard settings
- We reserve the right to suspend or terminate your account for violations of these Terms, fraudulent activity, or any behavior that harms the platform or other users
- Upon termination, your access to the Service ends and your listings are removed. Your personal data is deleted or anonymized as described in our Privacy Policy
- Provisions regarding intellectual property, liability, indemnification, and governing law survive termination
- Except where you were terminated for a violation, you keep access through the end of the period you paid for
9. Dispute Resolution

Before filing any claim, contact us at support@rawland.ai with “Dispute” in the subject line and describe the issue. We will work with you in good faith for 30 days to resolve it. Most problems are billing or listing issues that we can fix the same week.
Decision you need to make, with your attorney:
whether to add a binding arbitration clause and a class action waiver here. Both directions are defensible. Arbitration caps your exposure to a class action, which for a subscription business with thousands of $5 to $30 customers is the realistic worst case. Against that, arbitration clauses are unpopular with consumers, several states scrutinize them, and mass arbitration filings have become their own expensive problem. This is a business risk decision, not an SEO one, so it is flagged rather than drafted.
10. Governing Law
- These Terms are governed by the laws of the State of Arkansas, United States, without regard to its conflict of laws rules
- Any disputes arising from these Terms or your use of the Service that are not resolved under Section 9 shall be brought in the state or federal courts located in [insert county], Arkansas, and you consent to that venue
- If any provision of these Terms is found to be unenforceable, the remaining provisions remain in full effect
- These Terms, together with the Privacy Policy, are the entire agreement between you and RawLand AI regarding the Service
11. Changes to These Terms
- We may update these Terms from time to time. We will notify you by email or by an on-site notice before material changes take effect
- The “Last updated” date at the top of this page always reflects the current version
- Continued use of the Service after changes take effect constitutes acceptance of the updated Terms
- If you do not accept a change, cancel your subscription before it takes effect and you will not be charged for the next period
