How do I create my first listing?
Open Sell Land and enter your parcel’s APN, county and state. Add acreage, access type, zoning and photos, then let the AI Listing Writer draft the description in about 30 seconds. Review the draft, adjust anything you want, and publish.
How does the AI land valuation work?
Enter your parcel’s APN, county, state, acreage, access type and zoning. The AI reads comparable land sales in your area across 40+ data points and returns a market value range in about 60 seconds. Treat it as a price to negotiate from, not a formal appraisal.
Why isn't my listing showing in marketplace search?
A listing only enters search once every required field is complete. Check acreage, price, county, state and at least one photo, then save the listing again. If it is still missing, send us the listing URL using the form on this page.
How do I add owner financing to my listing?
Open the listing, switch on Owner Financing and set your down payment, interest rate and term. Buyers then see a monthly payment and can filter for owner-financed parcels, which puts you in front of buyers no bank will lend to on raw land.
How do I upgrade my plan?
Go to Billing in your account and choose the plan you want. Your live listings stay published through the switch, and every plan carries zero commission on a sale.
How do I message a seller?
Create a free buyer account, open any listing and click Message Seller. Your message goes straight to the landowner with no agent in between, and replies arrive in your account inbox.
Is there any fee for buyers?
No. Browsing, searching, saving parcels and messaging landowners are all free. Sellers pay a flat subscription to list, and RawLand AI takes zero commission on a sale, so nothing is added to the price you agree.
How do I save listings to my watchlist?
Click the save icon on any listing card or listing page. Saved parcels sit together in your watchlist, where you can compare acreage, price per acre and access side by side before you spend a day driving to any of them.
How do I set up buyer alerts?
Set your filters in the marketplace for state, acreage, price and owner financing, then save that search as an alert. New parcels matching it come to you instead of you checking back every week.
How does owner financing work for buyers?
The landowner carries the note instead of a bank, so you pay a down payment then monthly installments direct to the seller. Filter for owner financing to see terms before you inquire. General information only, so have any contract reviewed by a real estate attorney.
